## What you are actually choosing when you buy a condo


A condominium is real property. You take a deed, you close, and the board's right of first refusal is almost never exercised. A co-op is shares in a corporation with a proprietary lease, which is why it arrives with a board interview, a financial review, a minimum down payment and, often, a limit on subletting. That difference is worth more than any amenity list: it decides how fast you can buy, whether you can rent the apartment out, and how easily you can sell it again.

It is also why the two should never be averaged together. The median here is  across 4,314 condominiums. Citywide apartment medians quoted near seven hundred thousand dollars are describing a market dominated by co-ops, and a buyer who budgets from that number and then shops for condos will be disappointed by every listing they open. ### What is the average price of a condo in NYC?

The median asking price across the 4,314 condominiums listed here is . Be careful with citywide apartment figures quoted around seven hundred thousand dollars: that is roughly where New York co-ops sit, not condos, and blending the two produces a number that describes neither. This page is condominiums only. It is also asking rather than closing, and the two are different figures.

### Should I buy a condo or a co-op in New York City?

Condos cost meaningfully more per square foot, and what you are paying for is the absence of friction. A condo is real property: you take a deed, you close, and the board's right of first refusal is almost never exercised. A co-op is shares in a corporation, so a board interviews you, reads your finances, usually sets a minimum down payment and can decline you without giving a reason. Co-ops also restrict subletting and often charge a flip tax on the way out. If you need to close quickly, expect to rent the apartment out, or are buying through a trust or a foreign entity, the condo premium is usually money well spent. If none of that applies, the co-op discount is real and the co-op list is worth reading alongside this one.

### Is it worth buying a condo in NYC?

It depends far more on how long you will hold it than on where the market sits today. New York transaction costs are high at both ends, so a condo you expect to sell within three or four years rarely works out, while one you will hold for a decade usually does. The condo-specific case is flexibility: you can sublet, you can sell to almost any qualified buyer including foreign purchasers and trusts, and you are not asking a board's permission to do either. That resale liquidity is the part people underweight when they compare a condo's asking price against a cheaper co-op.

### Why are condos not selling right now?

The premise is worth checking before accepting it. What this page can show is what these 4,314 listings are doing: 147 have had a price cut in the past week, and 265 came to market in the past 7 days. The closed-sale figures above are the better measure, because they show the share of condos closing below the original ask and how long they took to get into contract. Where condos genuinely sit longer than co-ops, the usual reasons are that they start from a higher price, that new-development inventory competes with resale in the same building, and that a sponsor will hold an asking price rather than record a discount that resets the benchmark for every unit still unsold.

### How much money do I need to buy a condo in New York City?

Plan on the down payment plus 2 to 4 percent of the price in closing costs. Most condo buildings will accept 10 percent down, and many lenders want 20 to avoid mortgage insurance, so on a purchase at the  median here the cash required is substantial before a single fee is counted. The largest closing line on a financed purchase is the mortgage recording tax at roughly 1.8 to 1.925 percent of the loan, which co-op buyers do not pay at all. The New York State mansion tax adds 1 percent once the price reaches $1 million. Lower-priced condos do exist, and they sit mostly in Queens and outer Brooklyn.

### What do condo common charges and property taxes cost each month?

A condo bills you twice: common charges to the condominium for running the building, and New York City property tax directly to the city. A co-op bundles both into one maintenance figure, which is why a co-op's monthly number often looks higher for an equivalent apartment when it is not. Compare the two properly by adding the condo's common charges and its monthly tax together before you decide which is cheaper to carry. Ask for the last two years of common-charge increases and the most recent reserve study on anything you are serious about, because an underfunded reserve becomes an assessment later.

### What is a 421a tax abatement and does it matter?

It is a New York City tax exemption granted to a development for a fixed term, which phases out over the final years rather than ending overnight. While it runs, the monthly property tax on an apartment inside that building can be a fraction of what a comparable unabated apartment pays, and that difference is large enough to change what you can afford. What matters is the year the abatement expires and the schedule by which it steps down, both of which are in the offering plan and the building's tax records. A building marketed on low monthlies with three years of abatement left is a different purchase from one with fifteen.

### What are the closing costs on a NYC condo?

Budget roughly 2 to 4 percent of the price on a resale. The mortgage recording tax is the largest single line on a financed purchase at about 1.8 to 1.925 percent of the loan, followed by title insurance, your attorney, the lender's fees and the building's own application and move-in charges. The New York State mansion tax starts at 1 percent at $1 million. A new-development condo costs more again, because most offering plans move the state and city transfer taxes onto the buyer plus the sponsor's attorney fee, adding roughly 1.4 to 2.1 percent. ### Is there a Buyer Commission Share on a condo?

Where the seller or the sponsor agrees to compensate a buyer's broker, we share half of what we actually receive with you as Savings at Closing. It is not a discount on the asking price and it does not come out of your deposit, so nothing about your offer is weaker for it. What it requires is a signed buyer agreement and that we are the broker who introduces you to the property, which on a new development means registering before your first visit to the sales office.
