Buying from a sponsor carries closing costs a resale does not. The New York City and New York State transfer taxes are the seller’s in a resale and are passed to the purchaser in most offering plans, and the sponsor’s attorney fee and any working capital contribution sit on top of that. Together they commonly add 2% or more of the purchase price.
