## The discount is the first thing buyers will notice


Residence 69B at 432 Park Avenue is asking $22.5 million after previously selling for approximately $31.5 million. The difference is about $9 million, or nearly 30% below the earlier recorded price.

That reduction is large enough to attract attention, but it does not automatically make the apartment a bargain. The earlier purchase took place near the beginning of the building’s life. Since then, the ultra-luxury market has changed, the tower has developed a longer resale history and its condominium board has pursued litigation involving alleged construction and façade issues.

The buyer’s question is not simply why the asking price is lower. It is whether the current number adequately compensates for the apartment’s carrying costs, layout questions and the financial uncertainty attached to the building.

## A lower price does not automatically mean a bargain

“A price cut of nearly 30% from the $31.5 million it last traded for gets attention, but I wouldn’t call #69B a bargain until I’d pulled the building’s façade inspection filings with the Department of Buildings, checked the condo board’s reserve fund, and understood how much of a special assessment might be coming out of the ongoing litigation over 432 Park Avenue’s exterior.”

“On Billionaires’ Row, headline price per square foot only tells half the story. What you’re really pricing in is risk.”

A buyer can calculate the discount immediately. Determining whether the discount is sufficient requires reviewing the condominium’s finances, engineering reports, insurance, pending claims, litigation expenses and potential capital obligations.


### The view is one of the apartment’s strongest arguments

Residence 69B’s north-west position provides direct Central Park views from the main entertaining rooms and long western views toward the Hudson River. Buyers should evaluate the view from seated positions, afternoon heat and glare, privacy, window condition and maintenance responsibility—not only the photographs.


## Which layout is the buyer actually purchasing?


The public listing summary shows approximately 4,034 square feet, three bedrooms and three bathrooms. The broker remarks refer to approximately 4,019 square feet and a current configuration of two primary suites plus a library or bedroom, with alternate three- and four-bedroom plans.

Those differences do not necessarily indicate a legal problem. Listing feeds often combine information from different versions of a property’s layout. At $22.5 million, however, the buyer should confirm:
- Which plan reflects the apartment as physically constructed today
- Which alterations received condominium approval
- The legal bedroom and bathroom count
- Whether the alternate plans are approved or conceptual
- The cost and timing required to create the desired configuration
- Whether 4,019 or 4,034 square feet is the controlling measurement

## The layout question matters more than bedroom count


Régis says the way the residence can be used may matter more than the marketed bedroom total:

“The layout question matters more than people assume. A flexible configuration can be worth more to the right buyer than a conventional four-bedroom, since it creates different ways to organize family, guests, staff or dedicated workspaces.”

That flexibility should not be confused with legal divisibility. Residence 69B is marketed as one condominium unit. A buyer should not assume it can be divided, rented in separate parts or combined with another residence without formal approvals.

## The litigation cannot be treated as a footnote


The condominium board’s construction-defect litigation remains relevant to buyer due diligence. A March 18, 2026 New York Supreme Court decision denied most motions to dismiss a newer action, allowing most pleaded claims to continue. That ruling did not determine that the allegations were true.

On June 2, 2026, the Appellate Division ruled that Harry Macklowe was not entitled to indemnification under the condominium’s governing documents for certain intraparty claims. That decision addressed indemnification, not the ultimate merits of the broader construction and façade disputes.

Buyers should review the current complaints, answers, court decisions, engineering reports, insurance position, litigation expenses, reserve levels, any adopted assessments and any capital programme under discussion. Allegations concerning construction or façade conditions remain disputed unless resolved by final judgment or agreement.

New York City’s Façade Inspection and Safety Program requires buildings higher than six stories to undergo periodic exterior-wall inspections and file technical reports with the Department of Buildings. A buyer should obtain the building-specific filings rather than rely only on marketing materials or press coverage.


The full-floor offering asks only about $116 more per square foot than Residence 69B, so the decision is primarily about scale, layout, exposures and ownership structure rather than price per square foot alone.

## How Régis would price the risk


Régis believes the uncertainty belongs in both the offer and the buyer’s post-closing liquidity:

“The litigation itself has to be priced into any offer. I’d expect a serious buyer to negotiate the number down to reflect the risk of a future assessment, write contract protections around material new disclosures where possible, and keep real liquidity in reserve on top of the purchase price.”

“At $22.5 million, this could be a smart entry point into one of Manhattan’s most recognizable towers, or it could be a buyer inheriting someone else’s unresolved problem. The due diligence is what decides which.”

Depending on the facts and negotiating leverage, the buyer’s attorney may seek updated assessment disclosures, responsibility rules for assessments imposed before or after closing, current litigation and engineering materials, and a closing condition tied to material new information. A seller may not accept every request, so the offer should reflect risks that cannot be contractually transferred.

## Opportunity or risk?


Residence 69B has qualities that remain difficult to reproduce: a high floor, direct Central Park views, western sunsets, approximately 4,000 square feet and 12.5-foot ceilings in one of Manhattan’s best-known residential towers.

The asking price is also materially below the residence’s reported 2016 purchase price. But the discount is not free money. It comes with more questions than a straightforward luxury resale.

The right buyer may conclude that $22.5 million creates an attractive entry into 432 Park Avenue. Another buyer may decide that a building with fewer unresolved questions is worth paying more for. Both conclusions can be rational. The difference comes from the quality of the due diligence and whether the negotiated price leaves enough room for future costs.
