# 845 United Nations Plaza Buyer’s Guide: Prices, Views, Amenities and Resale Considerations

Buildings · By Régis Roumila · August 1, 2026

Trump World Tower offers unusually large layouts, dramatic East River and skyline views, and an extensive amenity package. Buyers should also compare carrying costs, floor height, renovation quality and future resale appeal.

## Why buyers still consider 845 United Nations Plaza

845 United Nations Plaza was completed before the current generation of Midtown supertalls, but it still offers qualities that are difficult to reproduce: unusually large rooms, floor-to-ceiling glass, direct East River exposure and full-service amenities within a residential condominium.

The building sits in Turtle Bay, near the United Nations and the broader Midtown East business district. It is also a resale market, which means two apartments with similar layouts can have very different values. Floor height, exposure, renovation quality, carrying costs and the condition of the building’s financials all matter.

For buyers, the central question is not whether the tower is luxurious. It is whether a specific residence offers enough view, scale and condition to justify its asking price and annual ownership costs.

## At 845 UN Plaza, views are a primary value driver

![Manhattan skyline view through floor-to-ceiling corner windows at Residence 86B](https://realestaterebatesnewyork-bucket.nyc3.cdn.digitaloceanspaces.com/6133fdf7-f3d7-495c-b4b8-744ee644234b.jpg)

*High-floor residences can capture the Empire State Building, Chrysler Building, East River and Downtown skyline. Current RLS listing image courtesy of Compass.*

The tower’s location beside the East River and across from the United Nations creates several distinct exposures. East-facing residences can look directly over the river and UN grounds. South and west exposures can frame Midtown landmarks, including the Chrysler Building and Empire State Building. North-facing homes may capture broader river and skyline views.

Floor height matters, but exposure and window placement can matter just as much. A lower-floor corner residence with open river frontage may feel more valuable than a higher floor with a less compelling outlook.

Buyers should visit at different times of day and assess glare, privacy, helicopter or traffic noise, window condition and the possibility of future development affecting the view.

## Large layouts are one of the building’s strongest advantages

![Expansive living room at Residence 86B with marble floors and panoramic windows](https://realestaterebatesnewyork-bucket.nyc3.cdn.digitaloceanspaces.com/714b22d7-b702-4fe0-8950-63330996c15d.jpg)

*Residence 86B illustrates the building’s ability to deliver large entertaining spaces and long window lines. Current RLS listing image courtesy of Compass.*

Many residences at 845 United Nations Plaza have room sizes and ceiling heights that compare favorably with newer luxury condominiums. Residence 86B, for example, reports approximately 5,425 square feet, 12-foot ceilings and more than 76 feet of south-facing windows.

The value of scale depends on how efficiently it is used. Buyers should examine hallway length, bedroom separation, kitchen placement, closet space and whether oversized entertaining rooms leave enough practical space for everyday living.

Marketing square footage should always be reconciled with the offering plan, prior plans and an independent measurement.

## The floor plan matters as much as the headline square footage

![Floor plan for Residence 86B at 845 United Nations Plaza](https://realestaterebatesnewyork-bucket.nyc3.cdn.digitaloceanspaces.com/e3e62434-9d09-478e-95a4-32f18ad49818.jpg)

*Marketing floor plan for Residence 86B. Dimensions and square footage should be independently verified.*

The 86B floor plan shows an unusually large great room, a separate eat-in kitchen, multiple bedroom wings, a library or bedroom, a screening room and substantial closet space.

That flexibility is valuable, but buyers should decide whether specialized rooms suit their needs. A screening room may be compelling to one buyer and wasted space to another. A library may be more valuable as a fourth bedroom or permanent office.

Any reconfiguration should be reviewed against structural columns, wet-over-dry rules, building alteration policies and mechanical limitations before a buyer assigns value to a proposed plan.

## Renovated and original-condition apartments should not be priced the same

This is a resale building completed in 2001. Some homes retain original kitchens, marble bathrooms and early-generation lighting or automation systems. Others have undergone extensive renovations with custom millwork, new mechanical controls, modern kitchens and updated bathrooms.

A renovation premium is justified only when the work is well designed, properly approved and aligned with the next buyer’s taste. Highly personalized stone, woodwork or technology can be expensive without adding equal resale value.

Buyers should request alteration agreements, permits, warranties, appliance records and documentation for electrical, plumbing, HVAC and smart-home work.

## Recent sales show why the original asking price matters

Active listings show what sellers hope to achieve. Closed sales show what buyers actually agreed to pay.

At 845 United Nations Plaza, several 2026 sales closed below their original asking prices. That does not mean every residence is overpriced. It does show that buyers should study the full pricing history, not only the last asking price displayed before contract.

The difference can be meaningful. In the six 2026 sales reviewed below, five closed below the original ask and one closed above it. The range ran from approximately 25.8% below the original ask to approximately 4.1% above it.

For broader market context beyond this one building, see the Q2 2026 NYC real estate market report.

### Current asking prices compared with recent closed references

These pairs provide market context by size and price level. They are not direct comparable sales because floor, line, exposure, condition and layout differ.

| Active listing | Active ask | Active asking $/SF | Recent closed reference | Closed price | Closed $/SF | Important difference |
| --- | --- | --- | --- | --- | --- | --- |
| 82B, 4 bedrooms, 2,875 SF | $6,700,000 | $2,330 | 82A, 3 bedrooms, 2,500 SF | $5,100,000 | $2,040 | Different line, layout, size and renovation |
| 53E, 2 bedrooms, 1,478 SF | $2,295,000 | $1,553 | 64E, 2 bedrooms, 1,875 SF | $2,860,000 | $1,525 | Different E-line sizes and floor heights |
| 43C, 2 bedrooms, 2,063 SF | $3,500,000 | $1,697 | 33D, 2 bedrooms, 1,613 SF | $2,030,000 | $1,259 | Different line, size, exposure and finish |

**Current asking prices generally sit above the selected recent closed prices per square foot, but the differences cannot be interpreted without adjusting for line, floor, view, condition and layout.**

## Amenities are extensive, but buyers should verify the full cost

Current listings consistently describe a 24-hour doorman and concierge, private porte cochère, valet service, garage, 60-foot indoor saltwater pool, fitness center, sauna, steam rooms, massage facilities, children’s spaces, landscaped garden, private dog run, resident lounge and business facilities. Club 845 provides additional work and social space, and the building includes the UN Plaza Grill.

Some services, including parking, storage and wine-cellar use, may carry separate charges. Buyers should request the current fee schedule and confirm which amenities are included in common charges.

Amenities should also be evaluated for condition, operating cost and actual usefulness. A large amenity package adds value only when the buyer expects to use it and the condominium can maintain it without creating financial pressure.

### Residence 86B annual ownership costs before financing

The current listing illustrates why carrying costs must be part of the price analysis.

| Cost | Monthly | Annual |
| --- | --- | --- |
| Common charges | $9,335.69 | $112,028.28 |
| Property taxes | $17,600.68 | $211,208.16 |
| Combined fixed carrying costs | $26,936.37 | $323,236.44 |

**Residence 86B reports more than $323,000 in annual common charges and property taxes before financing, insurance, utilities, staff, maintenance or optional building services.**

*Source: REBNY RLS listing RLS20069433 — Calculated from the listing’s reported monthly common charges and annual property taxes. Buyers should confirm current bills, abatements, assessments and future increases.*

## Engineering and building movement

Trump World Tower is a tall, slender structure, and building references identify a tuned mass damper as part of its motion-control design. A tuned mass damper is intended to reduce perceived movement caused by wind and other forces.

This does not eliminate the need for due diligence. Buyers who are sensitive to motion should spend time in the apartment, particularly on windy days, and review available engineering and maintenance information through their advisers.

The engineering feature is part of the building’s design history, not a guarantee of how every buyer will experience a high-floor residence.

## Branding and future resale

Market perception matters in a building with a globally recognized name. The tower offers strong views, large layouts and extensive services, but the branding may affect the size and composition of the future buyer pool.

This should be analyzed as a resale factor, not as a political statement. Buyers should compare recent closed sales, marketing periods, price reductions and buyer interest with other established Midtown East condominiums.

The address, apartment quality and view may matter more to some buyers than the building name. For others, branding may influence whether they consider the property at all.

## What buyers should review before making an offer

- Financial statements: Review reserves, operating costs, insurance and recent budget increases.

- Assessments: Confirm any current, approved or discussed assessments.

- Line and exposure: Compare the same line on multiple floors and visit at different times of day.

- Square footage: Verify offering-plan dimensions and marketing measurements.

- Renovation: Review alteration approvals, permits, warranties and mechanical work.

- Windows and HVAC: Confirm owner versus building responsibility for repair and replacement.

- Carrying costs: Calculate common charges, taxes, insurance and optional service fees.

- Closing costs: Use the NYC buyer closing cost calculator to estimate mansion tax, title insurance and other acquisition costs, then confirm the figures with the buyer’s attorney, lender and closing professionals.

- Parking and storage: Confirm availability, ownership structure and recurring fees.

- Tenant status: Review leases, occupancy and notice requirements for investor units.

- Closed sales: Use recent transactions, not active asking prices alone, when forming an offer.

## The buyer perspective

845 United Nations Plaza can offer compelling value for buyers who prioritize interior scale, dramatic views and a full-service lifestyle. The strongest opportunities are usually residences where the floor, exposure, layout and renovation quality work together.

The building should not be evaluated through price per square foot alone. Carrying costs, apartment condition, the value of the amenities, future renovation needs and resale perception can materially change the effective cost of ownership.

The right comparison is not simply another apartment in the tower. It is the best alternative the buyer could purchase at the same total annual cost in Midtown East or another preferred neighborhood.

## Sources and methodology

Building facts were checked against REBNY RLS, the Council on Tall Buildings and Urban Habitat, StreetEasy, and the building’s official published materials. Asking prices, apartment specifications, images, common charges and taxes come from active REBNY RLS listings reviewed August 1, 2026.

Recent-sale analysis uses REBNY RLS listing histories and NYC ACRIS public records. When an ACRIS-recorded price is available, the article uses that figure as the displayed closing price. When ACRIS has not yet recorded the transaction, the RLS closing price is shown and clearly labeled. ACRIS recording can lag the actual closing.

This article separates current listing facts from buyer analysis. It does not independently verify condominium financials, assessments, engineering reports, offering-plan measurements, taxes, legal status, alteration approvals or future views. Buyers should confirm those matters with an attorney, accountant, architect, engineer, inspector, lender and insurance professional.
