#### Property Type

Different property types carry different commission structures. New development sponsors frequently offer higher buyer-broker compensation than a resale seller, which produces a larger Buyer Commission Share under the same 50% rule.

Your share is half of the buyer-side commission actually offered, negotiated, and received on the transaction. A higher commission produces a larger share.

What is the Buyer Advantage?+
Full buyer representation with one commitment attached: I share 50% of the commission I receive on your purchase with you at closing. You get the complete service, and half of what the transaction pays me.


How much is my Buyer Commission Share?+
Always half of the buyer-broker commission actually received on your purchase. If the commission is 3%, your share is 1.5%. If a sponsor pays 5%, your share is 2.5%. If a sponsor pays 4%, your share is 2%. The percentage follows the commission, so it is confirmed once the compensation on your transaction is known.


Is this a reduced-service model?+
No. Sharing half my commission does not reduce the service. You receive private buyer representation, property search and evaluation, pricing and comparable analysis, offer strategy, negotiation, due diligence, closing-cost review, attorney and lender coordination, and transaction management through closing.


What types of properties may qualify?+
Condos, co-ops, townhouses, resales, and new developments. What varies is the commission structure and the closing terms, and the commission is what sets the size of your share.


Does the Buyer Advantage apply to new developments?+
Yes, and it often matters more there. Sponsors frequently offer higher buyer-broker compensation than a resale seller, and the same 50% rule applies to it. On a $3,000,000 purchase where the sponsor pays a 5% buyer-broker commission, the Buyer Commission Share would be $75,000. That is an example based on a 5% commission, not a fixed rate. Sponsor sales also carry their own contract terms and closing costs, which should be reviewed before you register at any sales gallery.


Is the Buyer Commission Share fully disclosed?+
Yes. It is disclosed and handled according to the transaction terms, closing requirements, lender approval when applicable, and applicable regulations.


Is sharing a commission with the buyer permitted in New York and New Jersey?+
Yes. New York law allows a broker to offer part of a commission or compensation to a buyer, seller, landlord, or tenant who is a party to the transaction, provided it is not payment for licensed activity by that party. New Jersey law also permits licensed real estate brokers to return a portion of the commission the broker receives to a purchaser of residential real property, subject to specific conditions.
