229 homes listed between $10 million and $20 million. At this level the real question stops being how much house you can afford and becomes whether you want a house at all.

## The range where a house and an apartment cost the same and are not the same


Between $10 million and $20 million the median townhouse asks $14,500,000 and the median apartment $13,750,000. Those are close enough to be the same budget. What they buy is not close at all: 7,000 square feet against 3,826, and $1,955 a foot against $3,647.

Roughly $14,500,000 buys 83 per cent more floor area if you are willing to take on a whole building. That is the single biggest decision on this page, and it is not one a price filter can make for you.

This is also the oldest of the four ranges. The median building here was completed in 1928, 59 per cent were built before 1945, and only 25 per cent since 2010, the lowest new-construction share of any price range above $2 million. 94 per cent of it is Manhattan. Above it, [$20 million and above](https://realestaterebatesnewyork.com/buy/multi-million-dollar-homes-nyc/20m-plus) reverses the pattern and is newer again.


The townhouse asks 5 per cent more and is 83 per cent larger, so the foot costs 46 per cent less. That gap is not a discount. It is the price of a roof, a façade, a boiler, a landmarks commission and no building staff, and it is worth taking only if those are things you actually want to own.

## The oldest buildings in the New York luxury market are here


59 per cent of homes in this range sit in buildings completed before 1945, the highest share of any price range above $2 million, and the median year of construction is 1928. Only 25 per cent were built since 2010. If you assumed the most expensive apartments in New York were the newest, this is the range that disproves it, and the one above disproves it the other way.

Prewar at this level means specific things to check rather than a style preference. Ceiling heights and room proportions that new construction rarely matches, and against that a Local Law 11 façade cycle, elevator and boiler replacement schedules, and the possibility of an assessment already voted and not yet levied. Two apartments in the same price range can differ by six figures a year on those alone, and none of it appears in a listing.

That is where diligence actually goes at this level: the building financials, the reserve fund, the minutes, the assessment history, and what the board will and will not allow. ## Frequently asked questions

What does a $10 million house in NYC look like?+
At this level it is genuinely two different homes. The median apartment between $10 million and $20 million is 3,826 square feet, typically a full-floor or duplex residence in a well-regarded building. The median townhouse is 7,000 square feet across four or five floors, usually in Manhattan, and 25 per cent of the range is houses.

How much commission is paid on a $10 million home in NYC?+
It is negotiated on every deal and the seller or sponsor decides what is offered to the buyer's broker, so there is no fixed figure. Where 3% is offered on a $10 million purchase, the buyer-side commission is $300,000. Where 4% is offered, $400,000.

On a purchase handled by Régis Roumila, half of the buyer-side commission received is credited to the buyer as savings at closing. At 3% on $10 million that is $150,000 back to you; at 4%, $200,000. Is a townhouse cheaper per square foot than an apartment in NYC?+
In this price range, substantially. The median townhouse between $10 million and $20 million is $1,955 a foot against $3,647 for the median apartment, about 46 per cent less, on 83 per cent more floor area at a similar asking price.

It does not hold everywhere. Above $20 million the median apartment asks more than the median townhouse and the trophy apartment becomes the premium product. The gap here is specific to this price range.


What are the closing costs on a $10 million to $20 million purchase?+
Mansion tax is the largest single line and it is paid by the buyer on the whole price, not the amount above each step: 3.25% from $10 million and 3.5% from $15 million. On a $13.9 million purchase that is roughly $451,750.

Other buyer costs typically add 1% to 2% on a condominium and less on a co-operative. A townhouse avoids the co-op and condo questions entirely but brings its own survey, title and structural diligence.
