## Property Overview

Be sure to reference the video for additional context.

At the foot of Lenox Hill is 640 Park Avenue, which was originally developed by the Fullerton Weaver Realty Company in 1914.

A century ago, The Real Estate Record & Guide, the industry rag of its day, wrote that architect J.E.R. Carpenter "was the father of the modern large apartment here in New York." Later Christopher Gray of The NYT wrote that, "In 1914 Mr. Carpenter designed, and again partly owned, the impressive 640 Park, at 66th Street. It is all limestone, with double sets of Florentine-style windows and one five-bedroom apartment per floor. This marked his arrival into the stratosphere of luxury apartments, with a separate gallery, reception room, wine closet and six servants' rooms, including a separate section for the butler and the 'second man.'"

Upon arriving on the 9th floor and your own private elevator landing, Gray's description of Carpenter's design comes off the page. Once you indeed enter into the commodious, nearly 375 sqft gallery, which is perfect for art, you are struck by the extraordinary volume of this home. As you immerse yourself into the space you realize that your experiencing something different, something special, 10' ceilings and innumerable large outward facing windows, four exposures, views and streams of sun and light throughout. The gorgeous and dramatic SE facing living room and oversized dining room were designed and intentionally positioned lengthwise along Park Avenue to enhance that light. These rooms span nearly 70' with open views overlooking the historic Armory which was built in 1879. Just off the gallery is a lovely south facing library and an unusual and seductive 7' wide and nearly 48' long corridor which leads you to the secluded private wing and further reveals the unique proportion and expansiveness of this full floor residence, currently 15 rooms, inclusive of 5 bedrooms, 6 baths and two staff rooms. To fully grasp the wonders of this home, it must be experienced.

This boutique cooperative on the NW corner of 66th Street, is one of the select-few truly exclusive and distinguished cooperatives on all of Park Avenue. In close proximity to world class restaurants, shopping, entertainment, art and culture, including the Metropolitan Museum of Art, The Frick Collection, Lincoln Center the list goes on the location is unparalleled. There are full time doormen, a resident manager, and a large storage bin is included. There are no summer work rules and pied-a-terres and 35% financing are permitted. There is a 2.5% flip tax payable by the purchaser.

## Sales Evidence

### Recent closed sales

One apartment at 640 PARK Avenue has a recorded sale since September 2021, the most recent for $13,500,000 in September 2024. Prices are the figures recorded with the City, not asking prices.

| Unit | Beds | Sold Price | Sold | Source |
| --- | --- | --- | --- | --- |
| 2ND F (Apartment) | 6 | $13,500,000 | September 30, 2024 | City record · MLS |

Every row is a recorded transaction, including ancillary spaces such as storage and staff rooms where they were sold separately. Those are excluded from the benchmark below.

### How this price compares

The median closed price for comparable co-op five-bedroom sales in Lenox Hill is $7,250,000, based on 15 sales between November 2024 and May 2026. This home is asking $22,500,000, $15,250,000 above that median. The middle half of those sales closed between $5,162,500 and $13,787,500.

- **Median closed price**: $7,250,000
- **Middle half**: $5,162,500 – $13,787,500
- **Based on**: 15 co-op five-bedroom sales in Lenox Hill
- **Period**: November 2024 – May 2026

Square footage is recorded for only 6 of these 15 sales (40%), so no price per square foot is shown for this group. Co-op sales rarely carry a floor area, and a figure drawn from a handful of them would not describe the rest.

Across the 14 of these sales with a published asking price, the median closed at 93.2% of what it originally asked. 79% of them closed below the original ask.

This building has not had enough comparable sales of its own in the period to support a median, so the benchmark is drawn from Lenox Hill instead.

### How these sales were negotiated

- **Sold vs original ask**: 93.2% of the original ask
- **Closed below ask**: 79% of 14 sales
- **Listed → in contract**: 112 days (about 16 weeks)
- **In contract → closed**: 86 days (about 12 weeks)

Across the 14 of these sales with a published asking price, the median closed at 93.2% of what it originally asked. 79% of them closed below the original ask.

Half of these homes were in contract within 112 days (about 16 weeks) of coming to market, based on the 14 with a recorded listing date.

Once a deal was agreed, closing took a further 86 days (about 12 weeks), based on the 14 with both dates recorded. A co-op board package and its interview account for much of that.

These are two separate periods measured on different clocks — time to find a buyer, and time from agreed deal to closing. They are medians of different sets of sales and do not add together into a single "days on market" figure.

Based on 15 co-op five-bedroom sales in Lenox Hill, November 2024 – May 2026. Each figure counts only the sales that recorded the dates it needs, which is why the denominators differ.

Sale prices are the consideration recorded with the City in ACRIS, and each sale is dated by the day the City recorded it. A closing date reported to the MLS typically falls one to two weeks earlier. Recorded sales describe what has already happened and are not an appraisal, a valuation, or an estimate of what this home will sell for.
