## Property Overview

Stunning and rare floor-through two bedroom in an 1862, 25' elevator brownstone, on a leafy and history-rich block across from the Morgan Library, only five blocks from Grand Central.

Inside apartment 4FR at 23 East 37th Street, you'll find luxuriously spacious rooms, eleven-foot ceilings, two original fireplaces with marble mantels, and an extraordinary abundance of meticulously restored historic details.

Previously two separate apartments, the present owners undertook extensive renovations to create a gracious, inviting and comfortable home - taking care at every step to honor the historic feel, while gently incorporating the essentials for 21st century living.

A generous foyer, with its own walk-in closet, welcomes you and sets the tone. The living room is amply scaled, with an original marble fireplace, rich detail, and south-facing windows overlooking 37th Street. If you look across the street, you'll see the oldest section of the Morgan Library, and if you look up - the Empire State Building. You'll never see the heating and AC - but they're tucked away under the windows. The windows even have original wooden shutters that disappear discreetly into the window frames when not in use.

The primary bedroom is also generously scaled, with its own marble fireplace - giving off the feel of a top end luxury hotel suite, with a windowed dressing room, a modern bath with top-end Dornbracht fixtures and radiant heated floors - and a washer and dryer. Overlooking rear townhouse gardens, the primary bedroom is pindrop quiet.

The kitchen illustrates the best-of-all-worlds approach of the renovation - fine custom cabinetry reflects the historic feel of the place, which concealing a Miele dishwasher and Sub Zero Fridge, and showcasing a Viking range and hood.

Off the kitchen is a second full bathroom, also equipped with top-end Dornbracht fixtures. Off the living room is second bedroom with two large closets.

Both the block and the building are steeped in history. #23 was one of three large, Italianate brownstones completed between 1860 and 1862 by the builder David Robins, at a time when prominent and wealthy New Yorkers were just beginning to move to Murray Hill. At the time, Central Park wasn't yet fully complete, and the only stretch of Fourth Avenue that had been covered over and renamed Park Avenue was the stretch between 33rd and 40th Street. On the Madison Avenue end of the block is the oldest part of the Morgan Library, dating to 1853, and the Beaux Arts De Lamar Mansion, dating to 1905, now a Consulate. At the Park Avenue end of the block, on a site assembled by J.P Morgan's son Jack, stands the Union League Club.

You'll sense this rich history when you approach #23. Outside, it’s an imposing 25’ wide, and five stories high. Inside, there's a restored Otis elevator, a welcome and unexpected convenience in as 19th century townhouse - but the stairway is a gem not to be missed, with beautifully restored banisters and woodwork, and sunlight streaming in from a skylight above. As you ascend, you'll feel like you're stepping back in time.

Of course, we cannot understate the extraordinary convenience of the location. Just 5 blocks from Grand Central and One Vanderbilt, less than a mile from the Theater District, and with countless restaurants and other resources within easy reach - in almost any direction - it would be hard to find a better location to enjoy New York.

Monthly maintenance for 4FR is $3,268.08, which includes taxes.

23 East 37th Street is a coop that allows pied-a-terres. There is a flip tax of 2% paid by the purchaser. Also note that, in addition to the washer and dryer in the unit, all residents of 23 East 37th have access to a washer dryer, plus common storage, in the basement level.

## Sales Evidence

### Recent closed sales

2 apartments at 23 East 37th Street have recorded sales since September 2021, the most recent for $950,000 in May 2023. Prices are the figures recorded with the City, not asking prices.

| Unit | Beds | Sq Ft | Sold Price | $/ft² | Sold | Source |
| --- | --- | --- | --- | --- | --- | --- |
| 1FR (Apartment) | 1 | 1,250 | $950,000 | $760/ft² | May 5, 2023 | City record · MLS |
| 5-F (Apartment) | 1 | — | $955,000 | — | September 21, 2022 | City record · MLS |

Every row is a recorded transaction, including ancillary spaces such as storage and staff rooms where they were sold separately. Those are excluded from the benchmark below.

### How this price compares

The median closed price for comparable co-op two-bedroom sales in Murray Hill is $923,500, based on 40 sales between September 2024 and July 2026. This home is asking $2,295,000, $1,371,500 above that median. The middle half of those sales closed between $822,500 and $1,070,000.

- **Median closed price**: $923,500
- **Middle half**: $822,500 – $1,070,000
- **Based on**: 40 co-op two-bedroom sales in Murray Hill
- **Period**: September 2024 – July 2026

Square footage is recorded for only 8 of these 40 sales (20%), so no price per square foot is shown for this group. Co-op sales rarely carry a floor area, and a figure drawn from a handful of them would not describe the rest.

Across the 35 of these sales with a published asking price, the median closed at 95% of what it originally asked. 86% of them closed below the original ask.

This building has not had enough comparable sales of its own in the period to support a median, so the benchmark is drawn from Murray Hill instead.

### How these sales were negotiated

- **Sold vs original ask**: 95% of the original ask
- **Closed below ask**: 86% of 35 sales
- **Listed → in contract**: 94 days (about 13 weeks)
- **In contract → closed**: 83 days (about 12 weeks)

Across the 35 of these sales with a published asking price, the median closed at 95% of what it originally asked. 86% of them closed below the original ask.

Half of these homes were in contract within 94 days (about 13 weeks) of coming to market, based on the 38 with a recorded listing date.

Once a deal was agreed, closing took a further 83 days (about 12 weeks), based on the 36 with both dates recorded. A co-op board package and its interview account for much of that.

These are two separate periods measured on different clocks — time to find a buyer, and time from agreed deal to closing. They are medians of different sets of sales and do not add together into a single "days on market" figure.

Based on 40 co-op two-bedroom sales in Murray Hill, September 2024 – July 2026. Each figure counts only the sales that recorded the dates it needs, which is why the denominators differ.

### Price trend

Median sold price for co-op two-bedroom sales in Murray Hill, 2017 to 2026. The series is held to one bedroom count and one ownership type for the same reason: an unfiltered median tracks which apartments sold, not what they were worth.

| Year | Median sold price | Sales |
| --- | --- | --- |
| 2017 | $985,500 | 28 |
| 2018 | $1,280,875 | 30 |
| 2019 | $998,250 | 26 |
| 2020 | $1,019,750 | 12 |
| 2021 | $1,125,000 | 33 |
| 2022 | $1,100,000 | 24 |
| 2023 | $999,000 | 23 |
| 2024 | $1,060,000 | 20 |
| 2025 | $855,000 | 22 |
| 2026 | $910,000 | 14 |

This building does not have enough sales with a recorded floor area to chart its own price per square foot, which is usual for a co-op. The series above follows comparable homes across Murray Hill instead.

Sale prices are the consideration recorded with the City in ACRIS, and each sale is dated by the day the City recorded it. A closing date reported to the MLS typically falls one to two weeks earlier. Recorded sales describe what has already happened and are not an appraisal, a valuation, or an estimate of what this home will sell for.

## Property Taxes

This apartment is part of a co-op that is taxed as one lot shared across 10 apartments. The corporation’s 2026 property tax bill was $115,036 for the whole building. Shareholders cover it through their monthly maintenance rather than a separate bill for this unit.
