## What a sponsor sale adds in New York City

On a resale you pay your own closing costs. On a sponsor sale the offering plan customarily moves the seller’s transfer taxes and the sponsor’s attorney fee onto you as well. Those terms are negotiable, and on a unit that has been sitting they are often the part of the deal a sponsor will move on before the asking price.

### What are some new developments in New York City?

1,183 new-construction and sponsor residences are listed for sale right now, across 447 buildings. The grid above is the live list, and the buildings section below names the ones currently carrying the most availability. Coverage of New York development tends to lead with towers that are years from completion or are rental buildings; this page is limited to what a buyer can purchase today.

### Are these for sale, or are they rentals and housing lotteries?

For sale. Every listing here is a privately owned condominium or a sponsor unit sold under an offering plan filed with the New York State Attorney General. Searching for new developments in New York returns three different things mixed together: buildings you can buy into, new rental towers, and the city's affordable-housing lottery. This page is only the first of those. For the lottery, NYC Housing Connect is the right place to start. For rentals, a rental portal. Neither is listed here.

### Why do new development counts differ so much between sites?

Because sites count different things. Some list buildings, some list individual units. Some count only ground-up construction while others include sponsor units in existing buildings. Some publish a curated selection of projects they have chosen to feature rather than everything on the market, which is how a site can show a dozen new developments in a city where hundreds of buildings are selling. This page counts active sales listings on the REBNY feed carrying a new-development or sponsor flag: 1,183 of them, in 447 buildings.

### Where is Billionaires' Row in New York City?

Billionaires' Row is the run of supertall towers along West 57th Street and its side streets between Columbus Circle and Park Avenue, including Central Park Tower and 53W53. It is a small share of the city's new-development inventory rather than the center of it: most new construction for sale sits well away from 57th Street, and the citywide median asking price on this page is $1.7M.

### Are New York City real estate prices falling?

This page cannot answer that for the whole market, and anyone offering a confident one-word answer is guessing. What it can show is what is happening to the asking prices on it: 16 of these 1,183 listings have had a price cut in the past week, and 87 came to market in the past 7 days. New development is a poor barometer in any case. Sponsors resist visible price cuts, because a recorded discount resets the benchmark for every unit still unsold in the building, so weakness tends to show up as concessions rather than as a lower asking price.

### What is a sponsor unit?

A sponsor unit is bought from the developer or the original converter of the building under its offering plan, not from a previous resident. It has never been lived in, or never been sold, so there is no seller's disclosure history, the offering plan is the contract, and in a condo the purchase usually skips board approval. Of the residences on this page, 974 are condominiums and 146 are co-ops. Almost all of the co-ops are sponsor units in older buildings rather than new construction, because a sponsor selling shares in a brand-new corporation would have to hand every buyer a board to satisfy.

### What are the closing costs on a new development in New York City?

New-development buyers customarily pay costs a resale buyer does not. The New York State transfer tax of 0.4 percent, rising to 0.65 percent at $3 million and above, and the New York City transfer tax of 1 percent, rising to 1.425 percent above $500,000, are the seller's by statute but passed to the buyer in most offering plans, and the sponsor's attorney fee sits on top. Together the transfer taxes add roughly 1.4 to 2.1 percent of the price. The New York State mansion tax starts at $1 million. Those terms sit in the offering plan and they are negotiable, so ask for them to be assumed before you try to move the price itself.

### Is there a Buyer Commission Share on a new development?

Where the sponsor offers a buyer-side commission, we share part of it with you as a Buyer Commission Share, shown on each listing as your Estimated Buyer Savings and applied at closing. Register with us before you tour or contact a sales office. Most sponsors will not recognize a buyer's agent introduced after the first visit, and the share depends on that registration.
