## What a sponsor sale adds in Queens

On a resale you pay your own closing costs. On a sponsor sale the offering plan customarily moves the seller’s transfer taxes and the sponsor’s attorney fee onto you as well. Those terms are negotiable, and on a unit that has been sitting they are often the part of the deal a sponsor will move on before the asking price.

## Where Queens new-development inventory actually is


Long Island City carries the most new-development and sponsor listings in Queens, close to one in three of the borough's total on its own, followed by Astoria and Flushing. Ditmars Steinway, Woodside and Forest Hills come next, with smaller counts in Rego Park, Kew Gardens Hills, Jamaica, Ridgewood and Bayside.

Long Island City has been the borough's condominium engine since the Court Square towers finished, and what is selling there runs from 67-story towers to seven-story boutique buildings on Vernon Boulevard. Astoria and Flushing supply the other pattern: mid-rise buildings of ten to twenty units, most of them completed in the last two years, priced well below anything comparable across the river.


## What counts as a new development in Queens


Two different things share this page. A new development is a building being sold for the first time under an offering plan filed with the New York State Attorney General, usually just before or just after completion. A sponsor unit is an apartment in an existing building still held by the original developer or converter and never previously sold. Both are bought from a sponsor rather than an individual owner: an offering plan instead of a seller's disclosure, no board approval in a condo, and closing costs that work differently from a resale.

One thing this page is not is public housing. Searches for new developments in Queens return a heavy mix of NYCHA campuses, which are New York City Housing Authority rentals and are not for sale to anyone. ## Buying new construction in Queens


A new-development or sponsor unit is bought directly from the building's developer under its offering plan, and sponsor units typically do not require board approval. Closing costs differ from resale: buyers customarily pay the sponsor's New York State and New York City transfer taxes plus the sponsor's attorney fee, which on a typical Queens purchase adds roughly 1.4 to 1.8 percent of the price. The New York State mansion tax starts at $1 million and applies to the whole price rather than to the amount above the threshold.

Those terms sit in the offering plan and they are negotiable. Queens buildings are smaller than Manhattan towers, so a sponsor carrying four or five unsold units has real pressure to close them, and assuming the transfer taxes is usually the first thing it will give before it moves the asking price. They are rented through the Housing Authority and are not for sale. A new development in the real estate sense is a newly built condominium being sold for the first time under an offering plan filed with the New York State Attorney General. Everything on this page is the second kind: privately owned apartments you can buy. ### Why does this page show a different number of Queens new homes than Redfin or Realtor.com?

Because every site draws the line somewhere different, and in Queens the gap is unusually wide. On one day in September 2026 the published counts for new homes in Queens ran from 102 to 404 across the major portals, against 145 here. Some count only ground-up construction, some fold in sponsor units, some search a radius rather than the borough boundary, and some list units that have not been released for sale. This page counts active sales listings carrying a new-development or sponsor flag inside Queens and nowhere else. It is also a subset for a second reason: a large share of Queens business runs through a feed this site does not carry, so the real market is bigger than this list. We would rather say that than quietly show you a smaller borough than exists.

### What is a sponsor unit?

A sponsor unit is bought from the developer or the original converter of the building under its offering plan, not from a previous resident. In Queens most of what you will see is a newly built condominium selling its opening release, because the borough has been building steadily in Long Island City, Astoria and Flushing. There is no seller's disclosure history, the offering plan is the contract, and the purchase usually skips board approval.

### What are the closing costs on a Queens new-development condo?

New-development buyers customarily pay costs a resale buyer does not: the New York State transfer tax of 0.4 percent, the New York City transfer tax of 1 percent, rising to 1.425 percent above $500,000, and the sponsor's attorney fee. On most Queens purchases that adds roughly 1.4 to 1.8 percent of the price on top of ordinary closing costs.
