The count comes from the live feed, so it moves as units sell and new lines release. ### Do new four-bedroom apartments cost more than resale in New York City? Usually yes on the asking price, and the gap is widest on the smaller lines. What you pay for is an apartment nobody has lived in, a warranty period, current building systems and, in a condo, no board approval. What you give up is the negotiating room a resale seller has, because a sponsor protects its price sheet for every unit still unsold in the building. Compare the all-in monthly cost rather than the asking price: a new building's common charges and taxes often run higher than an older one on the same block, and a tax abatement can flip that the other way. ### Are these for sale, or are they rentals and housing lotteries? For sale. Every listing here is a privately owned condominium or a sponsor unit sold under an offering plan filed with the New York State Attorney General. Searching for new developments in New York returns three different things mixed together: buildings you can buy into, new rental towers, and the city's affordable-housing lottery. On a sponsor sale the buyer customarily pays the sponsor's New York State and New York City transfer taxes and the sponsor's attorney fee, which together add roughly 1.4 to 2.1 percent of the price on top of ordinary closing costs. The New York State mansion tax starts at 1 percent at $1 million and steps up from there. Those terms sit in the offering plan and they are negotiable, so ask for them to be assumed before you try to move the price itself.
