Where these numbers come from
Every listing on this page is an active sale listing from the REBNY Residential Listing Service, the feed New York brokerages publish to each other, covering Manhattan, Brooklyn and Queens. Duplicate records are removed before anything is counted, which is why the total here is smaller than the figure a national portal will quote you: those counts run to all five boroughs, frequently fold rentals into the same number, and keep pages for homes that are not on the market at all. The inventory behind this page last changed on 22 October 2026.
The citywide median is the least useful number on the page, because New York is three price markets wearing one name. A single figure covering all three tells you very little about what you will actually pay, and neither does a single figure covering three boroughs. Narrow by ownership type and by borough before you narrow by price, and the numbers start to mean something.
Common questions about buying in New York City
How much does it cost to buy a home in New York City?
The median asking price across the 8,910 homes listed here is . What you actually pay depends far more on ownership type than on the citywide figure. Closing costs sit on top of whichever you choose, and the New York State mansion tax starts at 1 percent once the price reaches $1 million.
Are home prices dropping in New York City?
This page cannot answer that for the whole market, and any site giving you a confident one-word answer is guessing. What it can show is what these 8,910 listings are doing right now: 421 of them have had a price cut in the past week, and 537 came to market in the past 7 days. Asking prices are the weakest evidence available in any case, because a seller who will not cut the ask can still concede on the contract. Closed sales are the better read: what actually changed hands, what share of it closed below the original ask, and how long it took to get there.
Is now a good time to buy in New York City?
That depends on your own timeline far more than on the market's. New York apartment prices move slowly and the transaction costs at both ends are high, so a purchase you expect to sell inside three or four years rarely works out, and one you will hold for a decade usually does regardless of where the cycle sits today. What is worth timing is the individual listing rather than the city. A unit that has been sitting, or one of the 421 that just took a price cut, is negotiable in a way a listing that came out last week is not.
What is the average price of a condo in New York City?
We publish the median rather than the average on purpose. A handful of eight-figure penthouses drags a New York average well above anything a normal buyer will ever see, which is most of why quoted average prices for the city vary so wildly between sources. This is also asking, not closing. The two are different numbers, and the gap between them is the part worth negotiating.
Should I buy a condo or a co-op in New York City?
The choice is mostly about what you are willing to be asked. A co-op is shares in a corporation, so a board interviews you, reads your finances, usually sets a minimum down payment and can decline you without giving a reason. A condo is real property: you close, you own it, and the board's right of first refusal is almost never exercised. You pay for that freedom. Co-ops also carry flip taxes and sublet limits that catch people out years later, and they are the larger share of Manhattan apartment inventory, so ruling them out narrows the search considerably.
Why does this site show fewer listings than the big portals?
Because we are counting different things. This page is 8,910 active sale listings from the REBNY Residential Listing Service in Manhattan, Brooklyn and Queens, after duplicate feed records are removed. The national portals count all five boroughs, often fold rentals into the same headline number, and keep pages for homes that are not for sale at all. None of that is wrong, it is simply a different number. A count that includes Staten Island, the Bronx and a rental listing is not the count you want when you are deciding what to go and see this weekend.
What are the closing costs for a buyer in New York City?
On a resale, budget roughly 2 to 4 percent of the price. The largest single line on a financed purchase is the mortgage recording tax, which runs about 1.8 to 1.925 percent of the loan depending on its size, and on top of that sit your attorney, title insurance, the bank's fees and the building's own application and move-in charges. The New York State mansion tax starts at 1 percent at $1 million and steps up from there. A new development costs more: most offering plans move the New York State and New York City transfer taxes onto the buyer, plus the sponsor's attorney fee, which together add roughly 1.4 to 2.1 percent. The buyer closing cost calculator prices a specific purchase.
Where do I find brownstones and townhouses for sale in New York City?
Brownstone describes a facade rather than a property class, so no listing feed has a brownstone filter. Start with townhouses. What people usually mean by the word is a 19th-century row house, most often in Brooklyn Heights, Park Slope, Bedford-Stuyvesant, Harlem or on the Upper West Side. Two things change the arithmetic more than the asking price does: they are almost all Class 1 property tax, which is assessed on a completely different basis from an apartment, and many are legally multi-family even when a single family lives in them.
What is the Buyer Commission Share, and what do I give up to get it?
Where the seller or the sponsor agrees to compensate a buyer's broker, we share half of what we actually receive with you as Savings at Closing. It is not a discount on the asking price and it does not come out of your deposit, so nothing about your offer gets weaker. What it requires is a signed buyer agreement and that we are the broker who introduces you to the property. On a new development that means registering with us before you first walk into a sales office, because most sponsors will not recognize a buyer's broker introduced after the first visit.

A listing agent works for the seller, and in a sales office the agent works for the sponsor. Bringing your own broker costs you nothing on the buying side, and where the seller agrees to compensate a buyer's broker, every eligible purchase earns a Buyer Commission Share: half of what we actually receive, credited to you as Savings at Closing.
